You may have driven on this beautiful curving street in the Ann Arbor Hills neighborhood on your way home.
You may have used Devonshire Road as a short cut between Washtenaw and Geddes, or to get to the Racquet Club. You will have noticed that each home has a distinct personality and architectural style; some modern, some traditional, some hidden, some with a welcoming garden lovingly tended over many years. We are so happy to be back for our second project with our wonderful clients and their delightful family. Our team, at Rochman Design Build, has some fun work ahead. The 2nd floor will be expanded and will include the remodeling of the two bathrooms,
an addition of a new laundry room, and the reworking of the bedroom layout. 
The 1st floor remodel will include the 'opening up' of the existing kitchen,
the expansion of the mudroom, and addition of a three season room.

Here is a view of the front of the home.  The second floor above the garage will be expanded.

This is a view of the back of the home.  The existing deck will be replaced with a three season room. The master bathroom will undergo a complete transformation and expansion. The ‘girls’ existing bathroom will also be rebuilt within a new location.

Here we go!  Demolition Day!

The dust walls have been installed and floors have been protected.

Drywall is stripped from the existing stud walls.

January 4, 2017

The existing exterior wall is being removed in order to make room for the new second floor addition.

A portion of the existing garage roof has been removed.

And new floor joists are installed for the second floor expansion.

The new second floor expansion has been framed and closed in.

During a home remodel it is not uncommon to find the need for new support columns and footings below the new work.

The existing fireplace hearth has been removed in order to extend the wood flooring.

The addition to the 2nd floor will provide more space to the new master bathroom.

Here we see a new ‘reading nook’ which has been added to one of the existing bedrooms.

And this is a view of the new master bathroom walk-in shower. 
The back wall will have a full width recessed niche.

Welcome Back! The new framework has begun. This fireplace will be closed off in order to improve the rooms TV location and furniture layout.

The second floor open loft space is being converted into a bedroom.

The framing is complete and walls are being insulated.  

The interior walls are insulated in order to cut back on sound transmission between rooms.

Welcome back! The project is progressing that the new drywall work is well underway.

Here we have the new master bathroom.  The short wall to the left is the toilet screen wall.

The existing kitchen layout needed improvement, so we added new cabinet components. Our custom cabinet maker does an incredible job of matching style and finish.

The shower walls and niche are tiled and will be grouted soon.

Cabinets are being installed in many rooms.
Here, some cubbies are installed to collect gear at the back door.

Vanity cabinets are set, and the countertops are measured and fabricated and will be placed soon.

Hey! That’s Mike. He’s wiping the last bit of film from the grout off the glass tile.

A few pieces of blue tape warn that the tile is not ready to be walked on.

The new pendant lights are installed over the peninsula at the sit-to counter space.

A new chandelier is installed at the Entry. Each wire had to be specially cut to accommodate the sloped ceiling, and give the cascading effect.

Clearly we’re not the only ones loving these ribbon lights by Quoizel, our clients do too.

This totally fun and way cool chandelier comes in different sizes and colors such as Western Bronze, Crystal Chrome, White, Satin Copper or Millenia… 

This shower is ready for finish plumbing: the valve trim and two showerheads,
one from the wall and one from the ceiling.

At the top of the stairs, we’ve installed new lighting. Carpet will be here soon.
We take extra precautions to protect corners at high traffic areas from damage.

This view is from the kitchen to the Family Room.
New pendants add some light and interest at the peninsula counter.

Everyone gathers in the Kitchen, and now, they can be a part of the Family Room as well.
This open area will likely be a well-used space.

The wood floors have a matte finish. We are ready for countertops and then paint.

Flat steel bars are let into the half wall and cabinet bracing, and create an added support
for the countertop overhang.

The new counters are in, and Zack makes sure the fit is right against the cabinet.

After the counters were set at the Master Bath vanity, faucets were mounted at the sinks, and tile backsplash is being installed. The outlets were laid horizontally to emulate the lines of the tile.

The other bathroom is getting its own finishes.
The shower door is in and this room is almost ready.

Just as soon as a space gets straightened up, we come around again and make a mess.
Painters tape, floor protection and plastic protects everything we’ve completed so far.

The time it takes to mask off the finishes is a big time saver while the painters work.

This looks fun. I would rather be the one holding the ladder than the one at the top.

Things are wrapping up inside the house, and the weather is nice, so we’ve focused our attention to the outside of the house. Demolition of the old deck is almost finished. Improper flashing at the house has resulted in rotten wood. 

Luckily, we are getting rid of it all and doing it correctly.
This will be the location of a three season room.

Mike and Zack may be smiling, but they found rocks at every hole they dug for the footings. 

Glen is multi-tasking. Posts are set and ready for inspection with the city, and when they verify everything is correct, the construction will continue.

Our carpenters make quick work of framing the 3-Seasons room.

With the window openings framed, windows and screens can be measured and fabricated to fit.

The black material is soffit vent, it will run the entire length of this wall. It allows air, but not bugs and water, to circulate inside the roof cavities. By removing the warm moist air, the risk of mold is reduced. Venting is required at both the bottom and top of the roof framing.

The addition gets a new roof, and the sheathing at the window openings is in the process of being cut out.

The openness of the 3-season room is starting to shine.

Tall windows frame the beautiful, natural views in the back yard.

Check out the light from the sun tube!  A mirrored tube reaches the center of the house from the roof, and provides natural light with no electrical cost.

Zack has made the window jambs for each opening and is installing them.

Siding has been installed at the exterior of the 3 season room, and will be painted to match the house.

A clear finish is applied to the floor and this room is off limits for a few days.

The windows and doors are being installed. We built a small deck on the back, as well.

Once the floors were dry, we protected them, and the painters have returned to finish this project.

Mike is installing the door, and he is almost ready for exterior paint.

This is going to be a beautiful space to hang out.

This is one of the finished bathrooms.

This bathroom looks like a spa retreat, with beautiful subdued tones and natural textures.

The three season room is complete. Whether it is for dining, entertaining, or just relaxing with the views of upcoming autumn, we know our clients will enjoy this space for many years.
