Our clients came to Rochman Design Build with a desire to create a grand kitchen and entertaining space as well as an inviting and spacious screened porch. The home was originally built in 1989 with 2 stories and a walk out basement looking out over a lush ravine in Northeast Ann Arbor. The new kitchen opens up to a gorgeous screened porch where our clients can have their morning coffee, family BBQs, grandchildren sleepovers, and large holiday gatherings. The large island can now hold the plethora of baked Christmas desserts. The downstairs guest room doubles as the exercise room.

These renderings from the 3D design model show the new screened porch and outdoor deck projecting out into the trees.

Exterior ‘before’ photos show the back of the house. The middle level, with screened porch and deck will be removed- these are too small and not open enough. The lower-level storage room will be converted into a basement exercise room. The upper floor will remain as is.

Project begins! Brick demolition, screen porch removal, and large shoring structure to hold up the top level.

Existing landscaping and hardscapes are protected during construction. Shoring system is up and downspouts remain to keep water managed.

June 27, 2022

Interior demolition of the existing kitchen begins after a secure temporary wall can be built at the back to protect from the elements.

Meanwhile out back, concrete pier foundations are poured to support the new screened porch and deck structures.

July 14, 2022

Steel framing being installed. The beams and posts are replacing bearing walls on 2 levels of the house.

Shoring walls inside the kitchen area support the upper level so we can remove the bearing wall.
A steel beam will be used in this location to hold the weight.

Framing continues.

July 22, 2022

Framing of the main level continues; the new breakfast table area is taking shape.

Last steel beam being moved into place between the shoring walls.

Shoring walls come down... What a view this kitchen will have!

August 5, 2022

Framing of the screened porch floor and exterior deck is taking place.

Reworking the ductwork is a big project- lots of heat runs to relocate since we removed several walls.
It looks like the old system had a LOT of runs.

A temp paint area is set up under the new deck.
Emily is priming and back priming the new exterior siding boards.

New deck stairs down to grade.

The desk is meticulously installed by Zach and Brian.

Meanwhile indoors, the rough electrical and plumbing has been installed.

The framing goes up for the screened in porch.

Finished with framing and ready for the finishing touches.

The gorgeous ceiling is almost done on the porch; time to build the stairs.

And yes… sometimes you do need to run things by the dog. 😊

September 5, 2022

On the inside, just before the drywall goes up, we document and photograph where all the mechanical and electrical are run for future reference.

Four sheet metal “pans” are visible. These will have drywall circles cut out and LED wafer lights installed.

Inside the kitchen: the drywall is up and being taped.
The two steel beams are visible and will be enclosed with wood.

Mike and Glen meet with our great clients to review the project on a weekly basis.

The basement exercise room got enlarged and is taking shape.

While on the outside, exterior trim is installed on the screened porch.

Exterior stairs from the porch/deck down to the grade.
New stone steps will connect these to the existing steps and landscaping.

Emily is working on the siding and exterior trim for the screened porch.

Reconfiguring windows in a brick wall. We are changing from 2 smaller windows to one very large window opening. Removal and reusing of the brick is done carefully.

The cabinet have arrived and kitchen is coming together.

The pantry wall will provide great storage and also house the refrigerator.

Temporary bracing holds the island legs in place.

Now that staining is done, Emily is installing the balusters.

Brian is installing the corner posts for the deck, getting it ready for the railings.

Deck and screened porch are done, time to bring the furniture.

Meanwhile, in the kitchen, cabinetry is being installed.

Wood on the beams is installed in the kitchen…

…and in the basement beams too!

Final cabinet pieces are installed at the island.
